The question - Should I stage my home to sell or sell it the way it is?

You should always stage a home to sell in order to sell it faster, for 10% more than other homes and increase your showing ratios to buyers and their agents. You must capture them online first and within the first week of the home being on the market. 

  1. Declutter the home of personal items (books, any religious items, personal photos, etc)
  2. Organize the closets
  3. Get storage bins for children's toys or other items
  4. Paint a neutral color and get rid of wall paper
  5. Add curb appeal outside with lawn maintainance (trim bushes, mow lawn, 
  6. Clean windows inside and outsie
  7. Caulk sinks, baseboards up the stairs
  8. Remove carpet dents (put ice cubs in the dents, when dry the carpet will be up)
  9. Replace artwork to more neutral modern design
  10. Add accessories from bargain stores like Goodwill, Wal-mart, At Home etc
  11. Add a Welcome Home outdoor rug at the entrance
  12. Create an easy pathway in the home for home tours
  13. Get the carpet cleaned
  14. Get the grout cleaned in all bathrooms and kitchen if ceramic
  15. Restain the hardwood floors
  16. Paint the kitchen cabinets
  17. Change the smoke detectors if over 5 years old or they look yellow
  18. Change the appliances, sink faucets, and lighting fixtures
  19. Add a fresh coat of munch to the front and back yard
