The plain-language version

Most homes sell for more when the small stuff is handled first. If cash up front is the only thing standing between you and a stronger sale, this program removes that hurdle. No upfront cost, no hidden fees, and you approve every bid before anyone picks up a hammer.

How it works

Four steps from as-is to market-ready.

STEP 1

We walk the house together

I come through your home and point out the improvements that move the sale price and shorten days on market in our area, and the ones that don't earn their money back. You get a short, prioritized list.

STEP 2

You get bids, you approve

Choose from vetted contractors who know this program, or bring your own trusted pro. Every bid comes to you for a yes or no before any work starts.

STEP 3

The work gets managed for you

Scheduling, access, follow-up, punch list. The concierge vendor handles project management start to finish, so you aren't chasing contractors while packing boxes.

STEP 4

You pay from your proceeds

Invoices are settled at closing out of the sale. No loan application, no credit card balance, no draining savings before you've sold.

Services

What kind of work can be covered?

Almost anything a buyer or a home inspector would notice. These are the most common requests; if yours isn't here, ask.

Exterior

Curb appeal and exterior repairs

Power washing, roofing repairs, gutters, driveway, dry rot, garage doors, landscaping cleanup.

Interior

Paint, flooring and fixtures

Fresh neutral paint, carpet replacement or refinished hardwoods, updated lighting and hardware.

Kitchen & bath

Appliances and light updates

Dishwasher, range, refrigerator, built-in microwave; re-grout, re-caulk, vanities and faucets.

Inspection

Pre-listing inspection items

Small to large items on the punch list that would otherwise come back as buyer repair requests or price reductions.

Presentation

Staging and deep cleaning

Professional staging, decluttering help, deep clean and window cleaning before photos.

Systems

HVAC, plumbing and electrical

Servicing or repairs that give buyers confidence the big-ticket systems are sound.

Why it pays

A prepared home sells on your terms.

Buyers in Northern Virginia, Maryland and DC are comparing your home to the one down the street that already has fresh paint and new carpet. When yours shows just as well, you stop negotiating from behind.

Fewer inspection surprises mean fewer repair credits at the table. Better photos mean more showings in the first week, which is when your best offers come in.

$0 upfront

You approve the work; the cost is settled from your sale proceeds at closing.

You decide

Every recommendation comes with the expected return, and every bid gets your sign-off first.

Frequently asked questions

The money questions, answered.

Q. Do I have to pay anything upfront?

No. The program covers the cost of the approved work, and you pay it back from your proceeds at closing.

Q. Are there any fees?

There is a program fee of [X]% of the total project cost, added to the balance paid at closing. I'll show you that number in writing before you agree to anything, so there are no surprises at the settlement table.

Q. How do I know if my home qualifies?

Book a strategy call or send me your address. I'll give you a free, no-obligation evaluation of your home and tell you whether the program makes sense for your situation.

Q. Can I use my own contractor?

Yes. You can choose from a list of vetted pros who already know how the program works, or use a contractor you trust.

Q. What if the work I need isn't listed?

The list above covers the most common projects, not the full scope. Reach out with your specific situation and we'll find out together.

Q. Is there any reason a home may not qualify?

The program is for owner-occupied or investor-owned homes being listed for sale. It isn't available for homes currently in foreclosure, owned by a seller in an active bankruptcy, or new construction and spec properties.

Q. What happens if my home doesn't sell?

This is the question most people forget to ask, and it matters. Program terms set a timeline for repayment if the listing is withdrawn or expires. I'll walk you through those terms before you sign so you know exactly where you stand.

Next step

Let's see what your home needs.

A 20-minute call, your address, and an honest conversation about which improvements are worth it. No pressure to list.

Program details. The Sell-Ready Concierge is offered through a third-party home improvement financing partner, subject to that partner's approval, terms, and service area. Fees, repayment terms, and eligibility are set by the program provider and will be disclosed in writing before any work begins. Participation is not a condition of listing your home with me. Results vary by property, condition, and market; nothing here is a guarantee of sale price or timeline.
